Selection of Land& how to construct a Flat/villa at low cost

Everyone is interested in constructing a home of one's own nowadays.of course Earlier the Better!There are basically two aspects to look into before starting this New venture.they can be briefly summarized as under: 1) Selection of Land2)selection of a contractor or a Builder.both are of utmost importance particularly from the point of view from economy. SELECTION OF LAND: This is the most important part of the venture from the angle of what is known as " vasthu elements" Many people or rather all people believe in this concept even if he/ she does not believe in God or Similar super powers(super Power of Money & other prevailing Powers excluded).so here are the main aspects relating to the Land required to construct a Flat/ Villa.Primarily the difference between Flat & villa/ house is to be clearly understood. The flat means a common house where many people together entrust work to a Builder or join the project already undertaken by a Builder to make & deliver for which they do give maximum Publicity. Gil AO dependent house means a venture from a Private individual who is the owner & willing to entrust the work of constructing the villa/ house to a contractor or do it himself/ herself if he/ she is a person capable of constructing on his/her own. In either of the above two options,the selection of Land according to Vasthu ethics/ Theories is of paramount importance.this can be briefed as under: Ask one 4 year old Kid how many directions are there for Earth.Pat would come the reply" four". To the knowledge of his age & to some extent to his parents too the reply is correct.That is called common knowledge. But according to Vasthu Sastra there are 8 directions viz East,southeast,South,Southwest,West,Northwest,North& Northeast we can not Blame the 4 year old for his reply.Perhaps,he would learn more clearly when he goes to school more aboutDirections.There are ,however,brilliant& wise 4 year old kids knowing about 8 directions too! These 8 Directions according to Vasthusastra is called " Ashtadikkukal". The Land as per the V.Sastra,Should not be one with Round Shape.It should be either Square shaped or a Rectangular shaped.in cases where such lands are not cheaply available,shaping the Round Land into Square Shaped or Rectangular Shaped could be considered.in such cases the there is an added advantage of getting Extra land around the Squre shapedor rectangular shaped Land.but the area of Square or Rectangle would proportionately be reduced.so the advantage/ disadvantage is balanced well. The Land one acquires should not be originally a paddy field or where there are Rocks underneath the land one procured.These lands are neither suitable or auspicious for constructing a Villa or a Building for the purpose of Flats. After having acquired Land,the next step should be to test the land for further suitability.There are primitive & comparatively easier& convincing methods to conduct this Test.This is how it could be done.Dig a hole in the Land& take out a reasonable amount of soil out.Keep it aside for a few minutes.then again put the soil in full back to the Hole.if the hole is filled and still one has excess soil available with him/her then the land is considered as Ideal for for further exploration of the Flat/ Villa.if the soil you dogged out is not sufficient to fill the hole you had dogged earlier,then the Land is considered to be less Ideal.But no harm done if one proceeds further with the idea of construction as the Land can not be abandoned unless one can opt to use it for any kind of agricultural purposes. The next step according to Vasthu Sastra is to determine the" ," BRAHMASTHANAM"of the Land This ,however,is not a matter of any difficulty to determine though many people approach Astrolers for this purpose. Of course as common man can not determine the exact point,the services of well known astrologers would be a Welcome move.one of the Best Astrologers for giving expert advice would,perhaps,be Shri Kanippayyur Namboodirippad whose services are being solicited by Majority of People of Kerala especially in TCR District The exact point is determined with reference to the Square shaped 9r rectangular shaped Land by finding out the meeting point of the diagonals across the 4 corners of the land.the reason for doing this is Obvious.this theory depends upon the Theory of Newton that the Earth attract falling objects.the centre point of Square or Rectangle is selected because it is general knowledge that this point would take most of the attraction as compared to other parts of the shaped Land.This is where the services of the Astrologer is preferable as the Astrologer would be able to find the point according to Vasthu theories. This calculation is also in the same way of the Theory employed in Mathematics,perhaps,the best & most difficult science existing in the World today!& according to Theories in Physics also. In "PURANAS", it is said that the centre point of the Earth is considered as the "Naabhi Kendram of" of"BRAHMAVU". This is for God Believers to trust & balieve according to the choice of the Owner of Land who wish to make a Villa or a Flat. But the Sciences of Mathematics& Physics too have their proven Theories to establish this kind of Baliefs. The Physical Energy from the Centre Point is equally passing the energy to all directions of a Square or Rectangle is equally spreading on all sides of them.So those who do not believe in God too have sufficient ground to believe the Theory of Centre Point according to Sciences.this also implies that We can not ignore the Theories of Acharyas of older Centuries. Irrespective of the fact whether BRAHMAVU,VISNU& SHIVA existed or exiting ,the old Theories proving their presence is to be believed as far as possible according to the Choice of the Owner.But Science is SCIENCE which can not be made subject of discussion negatively by any country or Party according to their choice.if they try to do & establish this then it could be nothing but Disaster to them.!! Now instead of going deep into the old& present theories let us think about the importance of what is called " MUHURTHAMS" for doing different aspects relating to the construction. For determining this the The services of an astrologer is a must If a well(kinaru" is decided to be made first,Muhutham is required.then for determining the construction of the Base((asthivaram),minuet am is required.if the house is with roof the Beam is to be decided .for this Muhurtham is required.After construction for deciding when to start residing in the house(flat or Villa ) a Ppoja& Muhurtham is required. These mMuhurthams are general Belief.whether the Muhurthams decided according to Vasthu sastra as determined by an Astrolofer or as decided by a Contractor or a Builder is a matter for the Owner taking intoacount his belief in God or in the Astrologer.It is said that permanent & soft Stars are the best for Dertermining Muhurthams.instant Stars& moving Dtars should not be considered for Muhurthams. Which all are permanent & Soft Stars & which all are Instant Stars& Moving Stars is to be distuinshed by an Astrologer alone& so do not form a basis for discussion here!the Owner should consult either a prominent Astrologer otr for that matter prominent Contractors or Builders according to his Belief & Choice. God & Belief are certainly considered to the Best by Learned & Educated people where as whether The otters are the best is a matter time could alone tell.But the Choice of the Owner is the MasterKey Word for the purpose of Constructing his/her Flat or Villa! Now let us think about the Material & accessories required for construction in the following Paras. The frat requirement for construction is ,perhaps,Wood.For this we have to look for good Trees.as far as Trees are concerned it is said that Trres in the compound of Temples & Gardens should not be used.similarly trees in Funeral grounds& Ashramams. Should not be considered for felling.Again Trees on which a honeybees have made their nests should not be considered.for this matter Trees with holes in it too are to be discarded.Trees with thorns on it or treed which produce milk like Rubber Trees should be avoided totally. The trees should be considered for felling only after conducting a Poja to please them and the Birds,insects & so called "Devathas" [ For example a Yakshi if such a death exists].The pooja is to be conducted during Night giving sufficient time for the birds,or insects or Devathas to escape from the Tree.so the Tree is to be felled only next day or any day thereafter.When finally if the Tree felled is not broken during the process & in fact fell in the direction of North or East such Trees are considered The best.all the other remaining6 directions are to be considered as Bad Omen The above conditions are applicable to God believing People alone & never for Contractor believing People!! The other requirements are thick metal wires,Metal wires, Cement,Sand& all similar Building Meterials. These are best to be got from Market as it is the best way instead of trying to make on one's own.this ,perhaps,is next to impossible too!as regards this kind of material there are Two kinds of markets & dealers.1) everything available with shops and who sell brand New items2) Those who collect all Building materials from demolished houses in which case the prices would be much cheaper. Selection of comparatively good material depends upon the owner.as generally these matters are not within the Purview of lay people it is always better to entrust the works to a Lea Ned contractor or supplier. Just one matter of importance is the constuction of PILE FOUNDATION for the house.Maximum care should be taken in this matter as otherwise there won't be much of a chance of staying in the proposed house, flat or Villa!!! As the remaining factors relating to construction of a house is a matter coming within the discretion& purview of the Mechanical ,civil,Electrical or an Electronic Engineer for the purpose of entertaining devices& home appliances,the matter is to be left to them without much interference from the owner if a good. flat,Villa, Bungalow or House is in your Dream.the basic factors only discussed here. The other matters are of far reaching theories & technologies for which the Owners should approach qualified Engineers of their respective Areas.
